If you are buying a new home we will carry out all the necessary searches promptly and conscientiously so that we can spot any potential problems as soon as possible. When all is well we will then proceed to the exchange of contracts, when a deposit is customarily paid. At this point the purchase is legally binding, and we can then move on to the completion of the sale. We handle absolutely all the documentation and the transfer of funds on your behalf.

Following your purchase we will arrange the payment of the stamp duty, where applicable, and register the purchase with the Land Registry on your behalf. We will then lodge the deeds with your building society or bank, and present you with a final account, with all costs itemised clearly and transparently.

SELLING
As soon as you instruct an estate agent to sell your home you should notify Avery Emerson, so that you can give the firm’s details to the estate agent at the start of the process, and we can be ready to act on your behalf as soon as you accept an offer.

We will fill in our standard documentation with you, obtain the deeds to your home (almost always from HM Land Registry), and prepare the contract. Your estate agents will tell us who your potential purchaser’s solicitors are, and with an offer on the table we will contact them and get the sale under way without any delay.

We will answer all the questions which the purchaser’s solicitors might have and give them sight of the relevant documents. This takes us up to the point when you exchange contracts, and we then discuss a completion date and notify the purchaser’s solicitors. On that day we will settle up the balance of the mortgage, if you have one, deduct our fees, and forward you the balance without delay – allowing you to purchase another home on the same day, if that is your plan.
